  • Is Plotify.Group safe?
    Plotify offers you the safest way to buy property in a group for many reasons: Every decision that your group makes and everything that it does is regulated by your Group Investor Agreement ("GIA") which is designed to be fair. None of your group will ever hold your cash which means that no one will ever be tempted to "borrow" it. You investment amount goes directly to the property seller. Your share of monthly rental is paid directly to you by your rental agent, not through any other group members. We only work with property sellers who are solid and have a strong track record of delivering units and also which offer full, legal title deeds on completion. Plotify is a long term partner to your group and is there to ensure that all the rules are adhered to and that all investors are treated fairly. Your Group can choose to leave the Plotify.Group platform at anytime, as detailed in the GIA.
  • How do I start a group?
    Starting a group is easy and takes less than 2 minutes. Click the "Start your investment group" button. Answer 5 easy questions about yourself and enter a name for your group; group names work best when they they have some significance to you and your potential co-investors. Some good examples are: The Ruiru Property Investors The Four Fundis Property Group The Mwangi Family Investors The Alliance School Group of 92 Bear in mind that your name may need to be registered with the e-Business portal and should not include slang or offensive language. You can also change your name later on. Plotify will review your information and then invite you to a Whatsapp chat. From there you will be able to invite your prospective co-investors. Once they've joined the chat, Plotify will share full information about the investment properties, how the service works and next steps.
  • Who should I invite to my Group?
    Investing in property is a long-term process and you should only do it with people that you like, know and trust. Groups work best when people have roughly the same financial ability to contribute funds. Groups work best when you have some existing connection in common. Some examples are: Friends living abroad and interested in keeping links to Kenya Church groups Family groups Employee groups SACCO members Student groups
  • Can I invite strangers to my Group?
    No. You can only invite people that know you. Plotify actively enforces this by asking all people that you invite to your group whether they know and trust you. If they don't know and trust you, we ask them to leave your Group immediately. If too many people leave your Group, your Group will be suspended.
  • I got invited to a Group by someone I don't know. What should I do?
    If you don't personally know the person who invited you to a Plotify-facilitated chat group then please: Immediately state on the group that you don't know the leader and are leaving the Group. Leave the Group.
  • How many people can join a Group?
    We recommend smaller groups as this makes communication easier. The most frequent group size on Plotify is 4 people. The largest group we permit is 20.
  • What properties can my Group invest in?
    Plotify's main aim is to ensure that its users remain safe and that their investment grow over time. For those reasons we only allow groups to invest in certain developments that meet our stringent requirements for track record and financial solidity.
  • Must each Group member contribute the same amount of money?
    Members of you Group can contribute as much as as little as they would like provided that the Group can collectively raise the total amount needed to buy the chosen unit. Each Group member's share of the property and rental income will reflect how much they contributed. For example, if a Group members contributes 35% of the unit purchase price, they will receive 35% of the rental income and 35% of the sale proceeds.
  • Who finds tenants?
    Your Group selects one of our partner property rental companies who find tenants for your unit. Our most popular partner, at present, is Pam Golding.
  • Who looks after the properties?
    You Group selects one of our partner property management companies who charge you Group directly. Currently the service offered by Pam Golding is our most popular.
  • How is rent paid to me?
    Your property rental company pays your share of the rent to you on a monthly basis directly into your bank account. No members of your group receive or hold your share of the rental.
  • How do we sell a property?
    Your Group can sell a property anytime. Your Group is governed by your Group Investment Agreement (GIA) which sets out what percentage of the group needs to authorize a sale. Once the sale is authorized, Plotify markets the property via its partner property agents and sale proceeds are paid to Group members according to their share.
  • I've signed up as a Group leader. Now what?
    The Plotify team will review your application. If you're approved you'll be invited to a Whatsapp chat by "The Plotify Team". You'll then invite your chosen friends and colleagues to the chat group. Once members have joined the group, The Plotify Team will share various information with the Group including: Who the leader is. How Plotify works. Information on all the possible investment opportunities. Next steps.
  • What legal structure does Plotify use?
    We offer groups a choice: 1) For groups that only want to buy one property we use the concept of "community of tenancy" which means that each buyer has his/her name on the title deed in proportion to their contribution. The Group is governed by our standard Group Investment Agreement (GIA) which sets out how Group decisions (like when to sell) are made. 2) For Groups that want to invest in more than one property over a period of time (ie build a portfolio) we provide a comprehensive general partnership agreement and register your partnership with the e-Business portal. This structure allows for fresh capital contributions and changes to relative ownership.
  • What does Plotify.group's service cost?
    Our service is 100% free to groups and group members! We achieve this remarkable offer by charging our partner property developers a fee for being on the platform.
